PBM has been serving its clients for over 100 years.
In 1923, David Mager set out with a bucket and squeegee and launched PBM. His vision was clear—provide an exceptional customer experience with unmatched services.
Today, that initial vision still drives PBM to innovate and expand. And, what started as a humble entrepreneurial effort is still family-owned—Scott Mager, the founder’s grandson, is proud to continue the PBM tradition of excellence.

PBM is Established
Perfect Building Maintenance was founded by Austrian immigrant David Mager. When he arrived in Brooklyn, he took the best job he could find—washing windows.
David provided exceptional customer service, and his success enabled him to move to Manhattan and start his own cleaning company.
The company flourished. Eventually, David Mager’s sons, Norman, Marvin and Lawrence, took over, continuing their father’s philosophy of quality service and unstinting personal attention.
1923 -
Norman Mager becomes President
Norman Mager transformed PBM from a humble window-washing business into a thriving, full-service maintenance company through his entrepreneurial spirit and commitment to exceptional customer service. His leadership and vision set the foundation for PBM’s ongoing success, establishing a tradition of excellence that continues to guide the company today.
1955 -
Scott Mager becomes CEO
Scott Mager becomes CEO and Chairman, representing the third generation of Magers to run PBM.
2000 -
Pennsylvania Region Established
The Pennsylvania region was established to manage operations in sales, marketing, customer service, and the distribution of its core services. We strengthened our presence in Pennsylvania, particularly in Philadelphia, servicing over 1.4 million square feet of Unionized Class A buildings and additional spaces like parking garages, retail venues, and hospitals. The region specializes in services such as hospital terminal cleaning, extermination, and window cleaning, supported by a dedicated leadership team focused on delivering tailored solutions and operational excellence.
2003 -
PB Protection Division
PB Protection created, allowing PBM to strategically expand its offerings and provide quality security services for commercial facilities.
2006 -
PBM Connecticut Established
We established the Connecticut region by focusing on forming strong local partnerships, building a skilled and dedicated workforce, and tailoring our services to meet the unique needs of the area. Our goal has always been to create a solid reputation for excellence, even in the face of competition and challenges. By staying committed to strategic planning and delivering top-quality service, we are determined to position PBM as the leading maintenance provider in the Connecticut region.
2007 -
PBM Workforce Solutions Division
We significantly expanded our service offerings by launching a new division dedicated to Workforce Solutions. This strategic move is aimed at addressing the evolving needs of businesses in managing their human capital, including talent acquisition, development, and retention.
2009 -
PBM Mid-Atlantic D.C. Established
We expanded our reach by establishing the Mid-Atlantic region to oversee and manage a growing range of operations for multiple classification buildings. Our services within the region include janitorial, painting, and the metal and marble division.
2014 -
PBM Painting Division
PBM Painting was established to accommodate the growing demand for high-quality new construction painting, wood restoration and staining and wall paper hanging.
2016 -
PBM Metal & Marble Division
Recognizing a client need, PBM Metal & Marble was started as a specialized division to provide skilled restoration, rejuvenation and maintenance for a full range of luxury surfaces.
2019 -
PBM Southeast Miami Established
We established our Southern region through PBM Southeast, headquartered in Miami, Florida. This expansion marked a significant step in extending our east coast coverage, beginning with a flagship assignment at 100 Biscayne Boulevard. Our division offers a comprehensive range of services, including janitorial care, security, metal/marble restoration, and more.

PBM Celebrates 100 years
